TPO vs EPDM for Ohio Commercial Roofs

If you own or manage a commercial building in Central Ohio with a flat or low slope roof, two single ply membranes will come up in almost every quote: TPO and EPDM. Both are proven, both are widely installed across Columbus, and both can give you decades of service when installed right. The best choice depends on your building, your energy goals, and your budget. Here is a straight comparison from a local commercial roofing crew.
What Is EPDM?
EPDM is a rubber membrane, usually black, that has been on commercial roofs for over 40 years. It is known for being durable, flexible in cold weather, and simple to repair. That long track record is a big part of its appeal. Ohio winters do not bother it, and a well kept EPDM roof can last a long time.
What Is TPO?
TPO is a single ply membrane, usually white, that is heat welded at the seams. It is newer than EPDM but has become the most installed commercial membrane in the country. The white reflective surface and the strong welded seams are its two headline advantages.
Energy Efficiency
This is the clearest split. TPO’s white surface reflects sunlight, so the roof and the space below stay cooler in summer. For a Central Ohio building with high cooling costs or a large roof area, that reflectivity can trim energy bills through our hot, humid summers. EPDM’s black surface absorbs heat, which is a mild help in winter but works against you in summer. Light colored EPDM exists but is less common. If summer cooling cost is a priority, TPO usually wins here.
Durability and Lifespan
Both membranes last a long time when installed and maintained properly, commonly in the 20 to 30 year range. EPDM has the longer proven history, so its aging is very well understood. TPO formulations have improved a great deal, and quality TPO from a reputable manufacturer performs well. On both, the installation quality and the seam work matter more to lifespan than the material choice.
Seams and Repairs
- TPO seams are hot air welded, which creates a strong, continuous bond that is one of the material’s biggest strengths.
- EPDM seams are typically joined with tape or adhesive. That makes field repairs simple and fast, which is a real advantage over the life of the roof, though older seam methods need more attention.
For a property manager, EPDM’s easy repairs and TPO’s strong welded seams are both valid priorities. It comes down to whether you value simple long term maintenance or fewer seam issues in the first place.
Cost
TPO and EPDM are usually close in installed cost, and the number is driven more by roof size, insulation, the condition of the existing roof, and the number of penetrations than by the membrane itself. On a large low slope roof, the energy savings from a reflective TPO surface can shift the long term math even when the up front prices are similar.
Which One for Central Ohio Buildings?
There is no single winner. For most Central Ohio commercial buildings where summer cooling cost matters and you want welded seams, TPO is a strong default. For an owner who values a long proven track record and simple future repairs, EPDM is still an excellent choice. The right answer comes from looking at your actual roof, your energy profile, and how long you plan to hold the building.
