Membrane Thickness in Mils

A 45 mil and an 80 mil membrane are very different products with very different service lives. A bid that says only TPO has left out the number that matters most, so we put the mil thickness on the estimate.

Insulation and R Value

On a low slope roof the insulation under the membrane carries the R value, and it is where a cheap bid usually hides. We name the board, the thickness and the R value rather than pricing a membrane and staying quiet about what goes under it.

Manufacturer and NDL Warranties

Manufacturer coverage backs the membrane. NDL coverage extends it to the labor. Typical exclusions across the major membrane makers are ponding water, foot traffic damage, penetrations added later by another trade, chemical exposure from rooftop equipment, and any failure traced back to improper installation.

Restoration Instead of Replacement

Not every aging flat roof needs a tear off. Where the membrane and the insulation below it are still sound, a restoration coating can buy years for a fraction of a replacement, and we will say so when that is the honest answer.
