The single most important thing to know about your policy is whether it pays on an actual cash value or a replacement cost value basis. This changes what lands in your pocket more than almost anything else.

Replacement cost value pays to replace the damaged roof with a new one of like kind and quality, subject to your deductible. Actual cash value pays the depreciated value, meaning the age and wear of the old roof are subtracted first, so an older roof returns less. Neither is wrong, but they are very different, and you want to know which one you have before a storm, not after.

How Deductibles and Depreciation Work

Your deductible is the part of any covered loss you pay yourself before coverage kicks in. It can be a flat dollar amount or a percentage of your home’s insured value, and percentage deductibles for wind and hail have become more common, so read that line carefully.

On a replacement cost policy, insurers often pay in two parts. They release the first payment up front based on the depreciated value, then release the withheld depreciation after the work is completed and documented. That is normal.
