Why Did My Insurance Only Pay Half My Roof Claim in Ohio?

If your insurance only paid half your roof claim in Ohio, the odds are good that nothing has gone wrong. What usually happened is that your policy pays in two installments, and you have received the first one. Most homeowners never learn this until the first check arrives and it does not come close to the estimate. Here is what that number actually is, and how to get the rest.

The Two Numbers on Your Claim

Roof policies are written one of two ways, and the difference decides everything about that first check.

  • Replacement cost value pays what it costs to put a new roof on today.
  • Actual cash value pays what your old roof was worth on the day it was damaged, after subtracting for the years it had already been used.

If you have replacement cost coverage, the insurer still issues the first check at actual cash value. They hold back the difference, called recoverable depreciation, until the work is actually completed. That withheld amount is your missing half. It is not lost, it is waiting.

Why They Hold It Back

The insurer is paying for a roof, not handing out cash. If they paid the full replacement amount up front, some homeowners would pocket it and leave the damaged roof in place, which leaves the insurer covering a house with a bad roof. Holding the depreciation until the job is done ties the money to the work. It is inconvenient and it is not a trick.

How to Get the Rest

The sequence matters more than most people realize.

  • Have the work completed by a licensed contractor.
  • Get a final invoice showing the total actually charged, not the original estimate.
  • Submit it to the insurer along with any supplement, and request release of the recoverable depreciation.
  • Watch the deadline. Policies put a time limit on completing the work and claiming the holdback. Miss it and the depreciation stops being recoverable, permanently.

That last point is where people lose real money. A homeowner takes the first check, waits a year to decide, and the window closes.

The Other Reason a Payment Comes Up Short

Sometimes the gap is not depreciation. It is a scope disagreement. The adjuster wrote for what they saw in a short visit, and the roof needs more than that. Common omissions on Central Ohio homes are drip edge, ice and water shield at the eaves, ridge vent replacement, code required decking, and the disposal cost for a second layer nobody knew was there. When the contractor opens the roof and finds something the estimate did not include, that is handled with a supplement: a written request to the insurer with photographs and documentation. Supplements are routine. A roofer who has never filed one is telling you something.

Your Deductible Comes Out of Your Side

Whatever the total is, your deductible is subtracted from what you receive, and you pay it. That is not negotiable, and any contractor offering to make it disappear is proposing insurance fraud, which is a crime in Ohio and puts your entire claim at risk. Note too that many Ohio policies carry a separate, higher wind and hail deductible, sometimes written as a percentage of the home value rather than a flat amount. If your deductible looks bigger than you remember, that is usually why.

A Simple Way to Check the Math

Take the replacement cost total from the adjuster worksheet. Subtract the depreciation line. Subtract your deductible. That result should be close to the first check. If it is, your claim is behaving normally and the balance arrives when the job is finished. If it is not, you have a scope or coverage dispute rather than a depreciation question, and that needs a written response with evidence.
