We inspect and photograph every building separately and grade it, so the board can see which roofs are failing now, which have a few years left, and which are fine. A written condition report turns an argument about opinions into a schedule.
A Bid Packet the Board Can Vote On
Scope, materials with the specifications named, per building pricing, and alternates written so they line up against the other bids you are holding. If a competing quote leaves out the underlayment or the decking allowance, our packet shows the board exactly where.
Phased Replacement Across Budget Years
Where reserves will not carry the whole community at once, we phase the work by building and hold the specification and the color across the phases, so year three still matches year one instead of becoming a second problem.

After hail we document every roof in the community to the standard an adjuster expects, meet them on site, and keep the claim consistent across buildings rather than letting each one get scoped differently by a different person.
