Quarter size hail is roughly one inch, golf ball hail is closer to one and three quarter inches, and damage starts well before the dramatic sizes. What matters is the bruising and granule loss a trained eye finds on a test square, not what the storm looked like from your window.

Actual Cash Value Against Replacement Cost

Replacement cost value pays to replace the roof with new material of like kind and quality, subject to your deductible. Actual cash value pays the depreciated value, so age and wear come off first and an older roof returns less. Many carriers write a policy at replacement cost while the roof is young and move it to actual cash value once it passes a certain age.

Recoverable Depreciation

On a replacement cost policy the first cheque is usually based on actual cash value. The insurer holds back the difference, called recoverable depreciation, and releases it once the work is actually completed. We document completion and request that release as part of the job.
