What We Fix
Most roof leaks are not holes in the field of the roof. They are joints, and the same handful of details fail over and over across Central Ohio.
Where a roof meets a wall the flashing should be a series of small L shaped pieces, one woven in with every single shingle course, stepping up the wall. Run as one continuous strip of metal instead, which is faster and cheaper, it will leak. Ask for it woven.
Drip edge has been required by code at eaves and rakes since 2012. The eave metal goes under the underlayment and the rake metal goes over it, and getting that order backwards puts water behind the fascia instead of into the gutter.
Pipe boots harden and crack under UV well before the roof around them does, which is why a ten year old roof can leak at a vent while the shingles are still fine. They are cheap to replace and they are the first thing we check.
Valleys carry the most water on the roof, and in an Ohio winter ice damming pushes water back up under the shingle courses by capillary action until it reaches the deck. A repair that ignores the ice detail just moves the stain.
